Job Title: Building Engineer
Job Type: Full-Time
Hours: Monday – Friday, 7:30 am to 4:30 pm; Required to perform on an on-call/emergency after-hours basis as needed.
Office Headquarters: 201 Prospect Park, Suite A, Peachtree City, GA 30269
Travel: This position does require you to drive a company-owned vehicle to commercial properties in the south metro Atlanta area during work hours.
Reports To: Property Manager

Job Summary:
The Building Engineer will perform multifaceted preventive maintenance and corrective repair of buildings, industrial systems, equipment, and grounds. This role utilizes several trade skills such as carpentry, plumbing, electrical, painting, roofing, heating, and cooling. With approximately 30 commercial properties, 100 tenant spaces, and over 500,000 square feet, you will interact with employees, visitors, vendors, partners, and clients from each of our divisions (Construction, Real Estate, Development, and Property Management). Having an aptitude for mechanical systems as well as computer-controlled equipment is important in this role.

Job Duties / Responsibilities:
• Exhibits a strong customer service outlook with a welcoming and pleasant demeanor.
• Inspects building systems including fire alarms, HVAC, and plumbing to ensure operation of equipment is within design capabilities and achieves environmental conditions prescribed by client.
• Oversees and inspects the work performed by outside contractors.
• Performs assigned repairs, emergency, and preventive maintenance. Completes maintenance and repair records as required.
• Reviews allocated work orders. Estimates time and materials needed to complete repair.
• Maintains the building lighting system, including element and ballast repairs or replacements.
• Responds quickly to emergency situations, requesting supplementary help as needed.
• Recognizes danger and safety hazards and proposes methods to eliminate them. Reports any settings that could result in an accident or injury and/or stop work if required.
• Attends work and safety meetings as required.
• Provides excellent tenant service by responding to tenant requests and concerns with a sense of urgency.
• Maintains an orderly and organized workspace in office and in company vehicle.
• Complies with all applicable codes, regulations, governmental agency, and company directives related to building operations and work safety.
• Completes all required Safety Training.
• Maintains a professional attitude and appearance at all times, and complies with Uniform Dress Code.
• Performs other duties and responsibilities as assigned.

Qualifications:
• 3-5+ years of building maintenance experience or commensurate experience in a trade (plumbing, electrical, HVAC).
• Universal (CFC) certification preferred. Additional certification in one or more of the following: electrical, mechanical, HVAC and refrigeration systems, process controls, mechanical power transmissions, painting, plumbing, carpentry or engine repair. Certifications/licenses as may be required by local or state jurisdictions.
• Ability to understand and interpret instructions, short communication, memos, and ask clarifying questions to ensure understanding.
• Provide excellent verbal and written communication.
• Respond to common inquiries or complaints from clients, co-workers, and/or supervisors.
• Must have valid Georgia Driver’s License and Clean Driving Record with periodic checks.
• Experience with automated building management systems.
• Knowledgeable of all-around building maintenance issues.
• Strong time management, organization, and problem-solving skills.
• Comfortable using a mobile or desktop computer and proficient with Microsoft Outlook, Word, and Excel.

Physical Requirements:
• While performing the duties of this job, you are regularly required to sit, stand, walk, reach with hands and arms, and talk and hear.
• Travel between floors and buildings including frequent walking, climbing, bending, lifting, kneeling, stooping, and working/extending overhead indoors and outdoors with varying temperatures.
• Ability to work in confined spaces, following all OSHA guidelines and safety precautions.
• Must be able to operate elevators requiring frequent ascending and descending.
• Must understand and communicate in English, verbally and written.
• Type using a mobile device or computer keyboard and visually read information off screen.
• Can perform all work using the proper protective equipment (PPE).
• Ability to lift a minimum of 50 pounds and ability to push/pull a minimum of 50 pounds, which includes the lifting, pushing, and/or pulling of supplies and equipment. Reasonable assistance may be requested when lifting, pushing, and/or pulling are undertaken which exceeds these minimum requirements.
