Full-time Onsite Property Manager

at Fidelity in Texas

The Property Manager provides first-class property management services and oversees an owner operated portfolio of properties in Baytown, Texas . Day to day responsibilities include customer service, budgeting, and property oversight.

• Administrative duties
• Provide daily support to owner in management of portfolio
• Property Management and Tenant relations
• Assist with monthly accounting duties, reporting and annual budgeting
• Property scheduling and communication with tenants and vendors
• Process Payable Invoices

• Supervise on-site and virtual support staff.
• Work with team to resolve property management issues.
• Work closely with and supervise Vendors to ensure compliance with service contracts.
• Recommend and/or authorize vendor contracts as appropriate.
• Assist with owner preparation of operating and capital budgets as well as operating expense reconciliations.
• Assemble, review and assist owner in the implementation of the approved operating and capital budgets.
• Assist owner as appropriate in coordinating insurance procurement, electricity procurement and real estate tax review processes for properties.
• Conduct routine property inspections to prevent/identify problems and exposures.
• Ensure adherence to owners’ policies and procedures, as well as compliance with codes, regulations and governmental agency directives.
• Assure optimal functioning of building life safety and security systems.
• Follow established AR/AP guidelines including contacting tenants to follow-up on payment status and assisting property manager in lock-outs as necessary.
• Reviewing and ensuring accuracy of accounts payables.
• Answer telephone as required.
• Receive work order requests and coordinate with the building technician or vendor as appropriate.
• Schedule building activity including move-ins/move-outs, and verify insurance.
• Collaborates with team to maintain personal contact with owners.
• Assist in the preparation of monthly reports according to owner's needs.
• Ensure compliance with management agreements.
• Work with owner to facilitate property management, accounting, marketing and construction needs.

Summary of Qualifications & Requirements:
• Completion of Rental Property Management Licensing Course as asset
• Previous experience with Property Management in a multi-family community an asset
• High school diploma or general education degree (GED); or equivalent combination of education and experience
• Great communication skills both written and orally
• Clean driver’s license and access to a vehicle
• Onsite housing available.
• Dress code business professional

• Leasing: 3 years (Preferred)
• Appfolio: 1 year (Preferred)
• Buildium: 1 year (Preferred)
• Marketing: 1 year (Preferred)
Work Location: Baytown, Texas (Eastern Houston).
